Project Profile: Wood Buffalo Housing Project

The municipality of Wood Buffalo, located in northeastern Alberta, is the second largest municipality of Alberta (by area), with Fort McMurray being the largest urban centre. While the region covers an expansive area with scattered remote towns and villages, Wood Buffalo Housing (WBH) has been able to assist more than 10,000 people over the past 20 years to find suitable and affordable housing.

WBH’s first commercial project was developed to support the region’s low-income housing operation, by providing new offices and a shop for servicing equipment. Additional tenant space was included to help offset WBH’s operating costs.

Although the project was a competitive bid build and required design of a deep pile sub-structure, Genron negotiated the final contract, as the project came with many unforeseen challenges. While installing the services in the bedrock, Genron encountered a warm underground stream that necessitated some innovative civil ingenuity.

Structurally building the lot up above the flood plain and designing a ground swell support for the slab required incorporating void form and hardboard sheathing. The design included roof and site drainage to support a rain garden and support for heavy timber seating while meeting stringent ecological standards.
